The thing is the co-owner has not paid me his part on some expenses, not even communicated at all. He has some personal issues with me after I broke up the relationship.
Until now, the rent was going to a communal account where the mortgage is paid. Insurance and other costs were charged to my current account and he didn't pay me his part. He never replies to my messages, which makes taking any decision or making any maintenance/repair impossible. He only replies to bank or service companies, but companies freak out when I asked them to intermediate and ask him his part. Some do it and then they receive the money, others does not even start their service because they don't trust this situation.
The current tenants are moving out and for new tenants I would like the money goes to my account, so I can pay expenses, maintenance, repairs, and just send him later the remaining half.
What should I do assuming I put my current account to receive the rent in the agreement? Prepare a rental agreement with my name only? A rental agreement with both names where only me signs? Or a rental agreement with both names and both signs and ask the new tenants to contact him and get his sign?
